Homebuyers pay 12% more on average to live close to leading UK horse racing venues – but Grand National course Aintree is a bookies favourite when it comes to affordability, with prices coming in a third below its surrounding area.
Houses close to Aintree — where one of the world’s most famous horse races takes place tomorrow — are 33.2% below the average price of homes in Liverpool’s wider Sefton area, says a report by estate Benham & Reeves.
The average price of a house in the L9 postcode, home to the Aintree racecourse, is £141,485, compared to the £211,812 average for homes in the wider Sefton local authority area.
The survey analysed current house prices across 59 postcodes that include prominent racing venues such as Sandown, Nottingham, and Epsom.
It finds that average house prices in postcodes that include major racing venues cost £323,687, which is 12% higher than homes in the wider local authorities where they are based.
The most expensive area is Sandown Park in Elmbridge, with an average house price of £968,317, while the most affordable is Ayr at £105,579, with homes 37% below average house prices in South Ayrshire.
Benham and Reeves director Marc von Grundherr says: “Those heading to Aintree this weekend would be best placed investing their money in the local property market rather than the runners and riders, as the area boasts one of the most affordable property price tags of all racing venues when compared to the wider local market.”
